Onderhandel over het tarief met de verkoper.<\/strong><\/p><p>\u00a0Wist u dat uw rentevoet een grotere invloed kan hebben op uw maandelijkse betaling en uiteindelijk uw kosten van huiseigendom dan onderhandelingen over de woningprijs? Waarom onderhandelt iedereen dan nog steeds over de woningprijs? Traditioneel kopers willen prijs te onderhandelen met een verkoper, maar als ze onderhandeld over de kosten van lenen met een verkoper, kunnen ze besparen $10's van Duizenden dollars. Zelfs $100's van Duizenden dollars! Dit is wat ik bedoel: Stel een huis is te koop op $800,000.00 een koper met een credit score van 740 wil onderhandelen over een prijs tot $775,000 en zet 20% neer voor een hypotheek van $620,000. Met een marktrente van 6,5% zonder punten zou de betaling $3918,82 per maand bedragen.<\/p><p>Als in plaats daarvan de koper biedt volledige prijs voor het huis en vraagt de verkoper te betalen lening korting vergoedingen tot $25.000, kan een koper nu het tarief aanzienlijk verlagen. Dat $25,000 kan permanent buydown het tarief voor de kredietnemer tot ongeveer 5.125%. De betaling op de volledige prijs aanbod zou $3485.00. Dit is een besparing van $433.82.00 per maand, en $156.175.00 over de looptijd van de lening in vergelijking met het huis prijsverlaging strategie. Met behulp van traditionele huis prijsonderhandelingen, zou je het huis prijs te verlagen tot $553.752,00 om dezelfde besparingen te krijgen en we weten dat de verkoper niet zal doen voor je. Er is nog een voordeel. De verkoper krijgt de volle prijs voor het huis, en hij kan de korting die hij heeft betaald aftrekken als kosten voor de verkoop van het huis. Dus ze verdienen een deel van het geld terug dat ze bij het sluiten van de overeenkomst aan de korting hebben besteed. Wilt u hier meer over lezen?
